Level 3 Building Survey

What is a Level 3 Survey?

A RICS Level 3 Building Survey, formerly known as a Building Survey or Full Structural Survey, is RICS's most comprehensive survey. It involves an in-depth inspection of the property's condition, construction and structure, followed by a detailed report identifying defects, potential risks and recommendations for repair and maintenance. It is particularly suited to older properties, those of unusual construction or properties that have been significantly altered.

  • 2. The inspection

Our inspections are thorough, with approximately 2.5 to 4 hours allowed to inspect the property, depending on its size and complexity.

We inspect both the interior and exterior of the property, looking for significant defects and signs of movement or deterioration, including potential subsidence, damp, structural movement and cracking of concern.

    Minor defects are also included.

  • 3. The report

Our surveyors produce a comprehensive report.  We allow ourselve 5 days, however, if this can be done quicker we will.  This allows us proper time to reflect, diagnose defects or due consideration for further investigations where necessary

  • 4. Follow up call

Once you have had an opportunity to read your report, we encourage you to book a follow-up call with your surveyor.

This call is a particularly useful part of the process.  It gives you the opportunity to discuss any concerns you have, or understand better what your next steps should be.
