What is a Level 2 Survey?

A Level 2 RICS Survey, formerly known as a Homebuyer Survey, is a detailed inspection conducted by a qualified surveyor who is a member of the Royal Institution of Chartered Surveyors (RICS). This survey provides a comprehensive inspection of a property's condition, followed by a detailed report, before committing to a purchase.

How it works

  • 1. Book your survey with us

  • 2. The inspection

    Our inspections are thorough, with approximately 2.5 to 4 hours allowed to inspect the property, depending on its size and complexity.


    We inspect both the interior and exterior of the property, looking for significant defects and signs of movement or deterioration, including potential subsidence, damp, structural movement and cracking of concern.


    Minor defects are also included.

  • 3. The report

    Our surveyors produce a comprehensive report.  We allow ourselve 5 days, however, if this can be done quicker we will.  This allows us proper time to reflect, diagnose defects or due consideration for further investigations where necessary

  • 4. Follow up call

    Once you have had an opportunity to read your report, we encourage you to book a follow-up call with your surveyor.


    This call is a particularly useful part of the process.  It gives you the opportunity to discuss any concerns you have, or understand better what your next steps should be.

  • 5. Make your informed decision
